It's not uncommon for the owner of a manufactured home titled as a vehicle with one loan for the manufactured home and a mortgage for the land.
However, the best terms for a manufactured home loan generally require that the home be titled as real property. The process isn't difficult or expensive and can be done as part of the purchase or refinance transaction. If you own the land on which your manufactured home is located and home is permanently affixed to the land, the home may be declared to be “real property”. The home will then be placed on the tax rolls of your county. Your taxes will then be paid in the same way as conventional homestead taxes are paid.
The savings from having both the manufactured home and land titled as real property make make going through the process worthwile.
